Booking Terms & Conditions

Terms: All terms are per week (Friday to Friday) for the cottage as equipped and described. Your cottage will be available from 3pm on day of arrival. You must vacate by 10.00am on departure day. Short Breaks run Friday to Monday or Monday to Friday and are available out of season or at short notice.

All losses or damage to the property or contents (including the soiling of carpets and soft furnishings) however caused, must be reported to us and paid for prior to departure. You are obliged to leave the cottage as you would wish to find it, with everything in a clean and tidy condition. If cottages are left in a particularly untidy state, additional cleaning costs will be passed on.

The number of people occupying the accommodation shall not exceed the number stated at the time of booking and shall be no more than the capacity of the cottage as advertised.

Booking: A Deposit is payable at the time of booking of 25% of your holiday cottage cost or £100 (whichever is the greater value) . Once the booking has been confirmed by us we shall enter into a binding contract in accordance with these terms and conditions and the deposit shall not be refunded should you subsequently cancel. The balance of the monies must be received at least 6 weeks before the date of arrival (no reminders are sent). Failure to comply may result in the loss of your deposit and the cancellation of your holiday. We accept payment by credit or debit card for which we do not charge any additional fees.

Cancellation or Changes: Please advise us immediately should you need to cancel your booking and we will endeavour to re-let your accommodation. If we are able to do so then you will only lose your booking deposit, however if we cannot re-let the accommodation then you will still be liable for the full balance.

We will do our best to accommodate any changes to your booking subject to availability but these changes may incur an administration fee.

Insurance: We strongly advise you take out adequate holiday insurance to cover any unforeseen problems that may occur with your booking.

Accommodation: Bed linen and towels are provided for use in the cottage but please bring your own towels for use in the swimming pool.

Cots and High Chairs can be provided free of charge on request. Please remember to bring your own linen for cots as this is something we do not supply.

Electricity and oil fired central heating is included in the accommodation price.

Availability: We undertake to make accommodation available to the Hirer in a clean and tidy state and to maintain services and facilities in a proper working condition. Where exceptionally a problem or fault occurs, we shall make every effort to keep delay or inconvenience to an absolute minimum. We reserve the right to close or restrict use of facilities where it is reasonable or prudent to do so, including when due to necessary repairs, maintenance, weather conditions and circumstances beyond our control.

We have the right to refuse to hand over accommodation to any person(s) who, in our reasonable opinion is not suitable to take charge of it. In such cases, all hire charges paid will be refunded in full, the contract shall be terminated and we will not have any further liability.

If in our reasonable opinion any person(s) is not suitable to continue the holiday because of unreasonable behaviour, damage to cottage or danger or significant annoyance to others, the contract may be terminated, in which case we will not have any further liability. In this event, you will remain liable to pay the hire price and no refund shall be due.

We cannot accept responsibility or pay compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to ‘force majeure’.

Circumstances amounting to 'force majeure' include any event which we could not, even with due care, foresee or avoid. Such circumstances include destruction or damage of the property booked through fire, flood, explosion, storm or other weather damage, break-in, criminal activity or any similar event beyond our control. Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, war, threat of war, terrorist activity, vital utilities being denied for whatever reason and all similar situations beyond our control.

We do not cater for group bookings, Hen, Stag or younger parties and reserve the right to refuse any such booking.

Wheelchair/disabled persons: Please contact us to discuss any special needs you may have or concerns regarding limited mobility access so that we can advise on the options to best suit your needs.

Vehicles: Your vehicles and their accessories and contents are left entirely at your risk. We will not be responsible for any loss or damage from or to any vehicle from any cause whatsoever other than, in the case of negligence by us or our staff.

Liability: Except where otherwise specified in these Conditions of hire we cannot accept liability for any damage, expense, injury, death or loss of any nature whatsoever suffered by any person(s) from any cause whatsoever while using the grounds and facilities at Brickyard Farm. This does not attempt to exclude negligence or breach of statutory duty.

Any Shortcomings: Please advise of any complaint or shortcoming you may have with your cottage or the services provided so that we can take remedial action where appropriate, to rectify the situation during your stay.

Swimming Pool: In using the swimming pool you and your party will automatically become members of the Swimming Club and co-operators of the facility. You and your party will be responsible for the adherence to the rules which are in place for the safety and enjoyment of all (see Swimming Club Rules). No person under 18 to be allowed in the Swimming Pool building without parental supervision. Use of the pool is entirely at your own risk and there is no lifeguard on duty.

The Pool is for the sole use of persons staying at our cottages and Swimming Club members. Guests visiting may use the pool by prior arrangement with us and a small charge will be applied.

Pets: Sorry, no pets are permitted in any cottage or on the site in general. Registered assistance dogs will be accepted free of charge subject to availability and request at time of booking.

Smoking: This is a non-smoking establishment and therefore smoking is not permitted in any cottages or communal areas including the swimming pool.

Jurisdiction: We both agree to submit any dispute to the exclusive jurisdiction of the Courts of England and Wales. In all cases these Conditions of hire form the basis of your contract.
